About the Opportunity
We’re working with a prestigious, design-led property developer delivering ultra-prime residential and commercial projects across Central London. Known for their uncompromising standards, bespoke design, and attention to detail, they are seeking a highly capable Construction Manager to lead the delivery of high-value projects through a Construction Management procurement model.
This role sits at the heart of project execution — managing multiple direct trade contractors on behalf of the client, while ensuring seamless coordination, technical excellence, and site-wide accountability.
Key Responsibilities
Project & Site Management
Lead day-to-day site activities on complex, high-end residential schemes
Prepare and manage detailed construction programmes and site logistics
Oversee site setup including welfare, hoardings, access, and temporary works
Chair progress meetings and produce updates for client and senior leadership
Maintain compliance with licences, neighbour agreements, and planning conditions
Construction Management Delivery
Break projects into trade packages and manage their tendering and appointment
Supervise and coordinate multiple direct trade contractors with no contractual ties to the CM
Monitor programme, interface risks, and ensure efficient sequencing
Coordinate statutory bodies, approvals, inspections, and testing
Act as Principal Contractor under CDM Regulations where required
Subcontractor Oversight
Review RAMS, method statements, and ensure on-site H&S compliance
Drive trade contractor performance in line with programme, quality, and safety benchmarks
Resolve site issues and coordinate trade interfaces in real time
Financial & Commercial Input
Support procurement strategy alongside the in-house QS team
Monitor valuations, variations, and change control across all packages
Identify opportunities for value engineering while protecting design integrity
Technical Coordination
Liaise with design teams, consultants, and client representatives
Review technical submissions, shop drawings, and lead quality sign-offs
Lead snagging and handover phases, ensuring a seamless client experience
Required Experience
10+ years of construction experience with at least 5 years in high-end residential (project values £10m+)
Demonstrated delivery under Construction Management procurement models
Strong experience managing direct trade contractors and bespoke subcontract packages
Sound knowledge of UK building regulations, CDM, and JCT contracts
Deep technical understanding of luxury detailing, joinery, and high-spec finishes
Highly organised, decisive, and solutions-focused with strong leadership skills
Excellent communication skills and client-facing experience
Proficient in MS Project and standard document control platforms
