About the role:
Responsible for negotiating and the procurement of good quality accommodation of suitable type size and location across the private sector to meet the Councils duties to homeless households. These includes accommodation for use as emergency / long term / discharge of duty. To procure accommodation if required for use by other Council services responsible for the provision of accommodation to customers meeting qualifying criteria (i.e. careleavers `no recourse to public funds households etc.) To ensure all properties acquired comply with property standards and statutory requirements and are as cost-effective as possible in line with Pan London Rates as applicable.
Key Responsibilities:
To identify suitable customers and match them to various properties sourced through schemes including Out of London initiative Capital Letters More Homes Local Space and other schemes as may be developed from time to time.
Available properties matched Temporary accommodation costs reduced. To ensure that customer needs are thoroughly assessed in line with Councils policy and affordability and all relevant issues fully considered before making an offer maintaining a record of the assessment for use by various teams.
Appropriate offers made; refusals reduced. Deal with refusals ensuring that reasons for refusing a property Legal challenge reduced Page 3 of 5 are properly considered and duty discharged in line with statutory provisions and all systems updated.
Ensure that properties are offered and let within agreed timescales for the scheme maintaining accurate records to minimise disputes. Penalties for late nomination reduced. Investigate and resolve all queries relating to nomination and void periods in a timely manner.
Disputes reduced Reconcile invoices relating to schemes raise payments as requested. Payments made in a timely manner Deal with queries from customers relating to any of the schemes managed including residual issues relating to the old Private Sector Letting Scheme Customer satisfaction enhanced.
Ensure that customer records are kept up to date by updating all information obtained through customer contact on all relevant data base ensuring that needs assessment is a live document. -Customer satisfaction improved. Delays in making offers reduced Deal with management issues associated with the legacy private rented scheme Queries resolved / disputes reduced ---Administer the self-help scheme check eligibility and compliance issues and arrange all necessary payments. Temporary accommodation use reduced To perform the full range of duties of the Accommodation Placement Officers when required. Best use of resources Nature of Contacts Key contacts are internal and external customers/stakeholder
Qualifications and Requirements:
GCSEs or equivalent qualifications including Maths and English
