Job Description Summary

With ambitious growth plans across our Student Accommodation and Build-to-Rent portfolio, we’re seeking a National Head of Leasing to lead leasing performance across Australia.

This is a commercially accountable role responsible for delivering occupancy, conversion, retention and revenue outcomes at a portfolio level. You will oversee our Central Leasing Team and BTR leasing oversight model, ensuring disciplined execution across every stage of the leasing lifecycle, from first enquiry through to renewal.

You will work closely with Marketing, Asset Management and Operations, you will translate strategy into measurable performance. You’ll monitor pipeline health, occupancy pacing, pricing alignment and retention risk, providing clear insights and recommendations to protect revenue and NOI outcomes.

As our portfolio grows, you will continue to evolve and scale the centralised leasing function, embedding performance standards, structured reporting, workforce planning and capability development to support sustainable growth.

This role suits a commercially driven leader who thrives on accountability, data-led decision making and operational excellence in a multi-site environment.

Key Accountabilities

  • Deliver portfolio-wide leasing and renewal performance across Student Accommodation and Build-to-Rent assets, ensuring occupancy, yield and retention targets are achieved.
  • Lead and develop the Central Leasing Team, embedding performance standards, coaching frameworks and clear accountability for results.
  • Execute leasing strategy aligning pricing, incentives and competitive positioning to protect revenue and NOI outcomes.
  • Oversee demand channel performance, including education agents and inbound lead sources, driving enquiry response speed and conversion outcomes.
  • Monitor pipeline health, occupancy pacing and retention risk, providing clear reporting and performance insights to senior leadership.
  • Scale and evolve the centralised leasing function to support portfolio growth, process innovation and consistent customer experience.

About You

You’re a high-energy, commercially driven leasing leader who thrives in fast-paced sales environments.

You love momentum. You care about speed-to-lead, pipeline pacing, closing discipline and protecting occupancy before risk becomes a problem. Sales performance excites you and you know that results come from structure, data and accountability.

You’ve led Build-to-Rent and/or Student Accommodation leasing before and understand the intensity of peak cycles, education agent dynamics and renewal windows. You’re confident managing agent relationships, protecting channel quality and driving conversion at scale.

You’re analytical but decisive. You don’t just review reports, you act on them. You build data-led cultures where teams understand their numbers, own their targets and move quickly.

You bring

  • Proven experience in Student Accommodation leasing, including direct management of education agents and international demand channels.
  • Experience in Build-to-Rent or multifamily residential.
  • A track record of delivering occupancy, revenue and retention targets across multi-asset or centralised B2C leasing teams.
  • Strong commercial and analytical capability, confident interpreting pipeline health, conversion metrics and renewal risk to drive action.
  • Experience working closely with Asset Management or pricing teams to align leasing execution with revenue and NOI objectives.
  • Confidence using CRM platforms (Salesforce or equivalent) and reporting tools to embed transparency and performance discipline.
  • A genuine appetite for pace, accountability and building high-performing sales cultures in a growth environment.
