A new opportunity has arisen for a Head of Property at Turning Point at a national and local level across England.

\n

This is a London or Manchester based role, with usually one or two days a week in the office and the rest working from home and/or traveling to Turning Point sites as required.

Main Responsibilities

\n

As the Head of Property, you will be responsible for leading the strategic and operational management of Turning Point’s property function and service, including acquisitions, disposals, leasing, facilities management, maintenance and capital projects. You will also ensure the estate supports the organisation’s business objectives, maximises asset value, and delivers cost-effective property solutions both for the people we support and colleagues.

Your main responsibilities will include:

\n

• \n Strategic Leadership : Shaping and delivering a long-term property strategy aligned with Turning Point’s goals. Advising senior leaders and driving innovation to support operational and financial performance.\n
\n
• \n Portfolio Management : Leading property acquisitions, leases, disposals, and renewals. Ensuring effective space planning and strong landlord/tenant relationships.\n
\n
• \n Facilities & Asset Management : Maintaining safe, compliant, and well-managed buildings. Promoting sustainability and management of maintenance programmes and property data.\n
\n
• \n Capital Projects : Overseeing the development and refurbishment projects, ensuring timely, budget-conscious delivery of high-quality environments.\n
\n
• \n Financial & Risk Management : Managing property budgets, ensuring value for money, and mitigating risks through robust data and controls.\n
\n
• \n Compliance & Governance : Ensuring legal and regulatory compliance, maintaining accurate documentation, and supporting strategic property alignment.\n
\n
• \n Team Leadership : Inspiring and leading the property team, fostering a culture of excellence, collaboration, and continuous improvement.\n

The ideal candidate

\n

We are looking for a Head of Property with strategic property expertise and a proven ability to develop effective property strategies across diverse business areas and product portfolios. You will need an understanding of the property demands of a health and social care provider.

\n

You will also need to be:

\n

\n
• Skilled in advising Senior Leadership teams on innovative property strategies that achieve organisation goals in support of the financial performance
\n
• Excellent at communication and influencing skills, capable of navigating dynamic environments with competing priorities and contractual complexities
\n
• Track record of delivering capital projects and managing property budgets
\n
• Flexible and resilient with proven experience in managing complex and innovative property solutions
\n
• A collaborative and enthusiastic leader with a history of developing talent and leading successful teams
\n
• Confident in building strong relationships and collaborating effectively in both negotiations and stakeholder management
\n
• A degree in real estate, property management, surveying, construction, or related field with a professional membership (e.g., RICS, IWFM, CIOB)
\n
• Depth of knowledge in property law, leases, health & safety, and construction
\n
• Track record in the delivery of lease negotiations and estate rationalisation
