Team / division overview
DWS Alternatives is the EUR 80 billion global alternative investment management business within DWS, which includes the Infrastructure, Real Estate, Private Equity, Alternative Credit and Liquid Real Assets business lines.
You will be joining the Real Estate division of DWS which is a full-service Real Estate manager with EUR 51 billion in assets under management globally and EUR 23 billion in Europe that acquires and manages investments in individual assets or Real Estate portfolios on behalf of funds and separate accounts. The London-based Transactions team average around EUR 3 billion of new investments each year, with the majority of investments made into the residential and student housing sectors, but also includes key investments in Central London offices as well as in the logistics and hotels.
Role Details
As a Transactions Associate you will be responsible for:
Supporting the transaction life cycle of Real Estate Investments across the UK and Ireland, which includes sourcing, underwriting and evaluating the acquisition, negotiating the agreement, coordinating the due diligence process and responsibility for closing.
Supporting the execution of capital market activity as it relates to financing of the assets.
Delivering the financial underwriting, due diligence processes including ESG screening and execution of Real Estate transactions.
Supporting the execution on property dispositions, in line with guidance from the Portfolio Manager of each investment account.
Producing internal investment summaries and investment memos, and presenting to internal clients, funds and investment committees. Working with Research and Asset Management to help formulate underwriting assumptions.
Building and running financial models and applying the output.
Working on sales in partnership with Asset Management and Fund Management, from initial screening and analysis to managing the whole sales process from start to finish.
Work with other investment teams across Europe when required.
We are looking for :
Sound knowledge/experience within the Real Estate investment industry with exposure to valuations, underwriting and due diligence processes.
Proven ability to run financial models.
Proven ability to conduct due diligence covering legal, technical, commercial, tax and structuring and ESG analysis.
Superior analytical aptitude, creative problem-solving abilities and excellent communication skills.
Extensive experience across Real Estate.
Experience working with multiple parties, third parties and complex holding structures.
Educated to degree level in a relevant Finance and/or Real Estate discipline or with relevant industry experience.

DWS’ Hybrid Working model in the UK is designed to find the right balance between in-person collaboration and engagement in the office, which is core to our working culture, and working from home. Employees who wish to sign-up to our Hybrid Working model are required to work in the office two days a week, and given the flexibility to work from home for the remaining three.
