About the Role:

We are currently seeking an experienced Voids Supervisor to join a leading social housing provider. This role is crucial in ensuring that vacant properties are inspected, repaired, and turned around efficiently, ready for new tenants while maintaining high-quality standards and cost efficiency.

Key Responsibilities:

• Supervise and coordinate voids teams, contractors, and tradespeople to ensure timely completion of void works.

• Conduct inspections of void properties to assess necessary repairs and refurbishment.

• Develop and implement effective voids management strategies to reduce turnaround times.

• Ensure all void works comply with health and safety regulations, Decent Homes Standard, and Housing Health and Safety Rating System (HHSRS) .

• Monitor and report on contractor performance, ensuring high-quality workmanship and adherence to contract terms.

• Manage budgets and ensure void works are completed cost-effectively within allocated funding.

• Work closely with housing officers and allocations teams to facilitate a smooth handover process.

• Keep accurate records of inspections, works, and costs, providing regular reports to senior management.

Key Requirements:

• Proven experience as a Voids Supervisor or in a similar role within the social housing or property maintenance sector.

• Strong knowledge of void property management, building maintenance, and refurbishment.

• Relevant qualification in Construction, Building Surveying, or a related field (e.g., NVQ Level 3, CIOB, HNC/HND in Construction).

• Excellent leadership and team management skills.

• Strong problem-solving and decision-making abilities.

• Ability to work under pressure and manage multiple void properties simultaneously.

• Proficiency in property management software and MS Office.

• Full UK driving license and willingness to travel to properties as required.
