Senior Lettings/Property Manager
Our client, a highly successful prestigious property organisation is currently seeking an experienced Lettings/Property Manager to manage one of their sites in Stratford consisting of three BTR developments.
You will be responsible for marketing vacant properties, conducting all viewings and negotiating offers. Once the properties have been let, you will be responsible for maintenance requests, managing contracts and deposits as well as being the point of contact for any general tenant queries. You will manage a small on site team and also be responsible for building safety and compliance.
This is a busy and challenging role, and customer service experience is key! You must have excellent organisational skills, have good people skills and be able to work under pressure as no two days will be the same!
Duties will include:
- Being based on site in order to build a personal rapport with residents
- Being first point of contact for resident queries including maintenance issues
- BTR responsibility includes handling of deposit negotiation and administration
- Responsible for the organisation and completion of residential property maintenance
- Reporting and facilitating issues on the block/estate with the facility manager
- Critical date management for Building Safety and compliance
- Handling and reporting on residential properties compliance record
- Periodic property inspections and reporting
- Responsibility for re-letting vacant apartments
- Handling applicant enquiries and arranging tours
- Managing the onsite team of lettings negotiator, concierge, security and maintenance operatives
- Inspection of vacant properties
- Running regular resident engagement events
- Oversight of the day to day operation of the building
- Maintaining high standards of service
The ideal candidate will be:
- Confident liaising with clients via phone, email and letter
- Able to work under pressure with a degree of flexibility and to take control of own workload
- Have good interpersonal skills
- Excellent organisational and IT skills although previous knowledge of the property management software is not essential
- Flexible working hours to accommodate evening events and (from time to time) tours
- Previous experience of property and building management and letting is desirable
- An understanding of block management
This role offers a package in the region of £45,000 - £50,000K DOE plus commission with an OTE in the region of £55,000 - £60,000
Working hours for this role will be Monday to Friday 9am-5pm with some flexibility for the occasional evening/weekend events. This is a fantastic opportunity to look after your own site and manage a small team!
