Senior Estate Surveyor
3 Month Contract With A Local Authority
Job Purpose:
To manage and provide professional property services across a varied estate portfolio, including acquisitions, disposals, valuations, lease negotiations, estate management, and strategic asset reviews. The Senior Estate Surveyor plays a key role in optimising the use, value, and performance of land and property assets in line with corporate objectives and statutory requirements.
Key Duties and Responsibilities:
Manage a portfolio of commercial, operational, and investment properties, ensuring efficient use and maximum value.
Handle lease negotiations, rent reviews, lease renewals, and service charge matters.
Monitor tenant compliance, resolve breaches of lease, and oversee landlord-tenant matters.
Undertake property valuations for asset management, insurance, and financial reporting purposes in accordance with RICS Red Book standards.
Advise on and manage the acquisition and disposal of land and property, ensuring value for money and legal compliance.
Contribute to strategic asset reviews, identifying opportunities for redevelopment, rationalisation, or improved returns.
Liaise with planning, legal, and finance teams to support property-related initiatives and regeneration schemes.
Provide expert advice on property and estate matters to senior management, councillors (in public sector), or clients.
Prepare reports, briefing papers, and valuation statements to support decision-making processes.
Ensure all property transactions and management activities comply with relevant legislation, regulations, and internal governance procedures.
Instruct and liaise with external consultants, legal advisors, and agents where necessary.
Support junior surveyors or apprentices through supervision, mentoring, and technical guidance.
Act as lead officer on major property projects, liaising with stakeholders and managing budgets.
Requirements
- Degree in Estate Management, Property, or related field.
- Member of the Royal Institution of Chartered Surveyors (MRICS or FRICS) – General Practice / Commercial Property pathway.
- Proven experience in estate management, asset strategy, and property transactions.
- Strong knowledge of landlord and tenant law, valuation principles, and property legislation.
- Excellent negotiation, communication, and report-writing skills.
- Ability to manage multiple priorities and work independently with minimal supervision.
- IT literate, with experience using property databases and GIS/mapping tools.
