Trainee Plot Sales Conveyancer
Our Plot Sales team is a nationally recognised specialist team within Shoosmiths' Real Estate practice supporting leading housebuilders, developers and investors across England, Wales and Scotland. The team advises on all aspects of residential development disposals, including site set-up, plot sales, affordable housing transactions, part exchanges and infrastructure agreements. Led by experts in residential development, the team handles thousands of plot transactions each year and is known for its collaborative approach, commercial insight and commitment to delivering an exceptional client experience. The role Set out below are examples of the functions expected for this role. It is not exhaustive and anticipates flexibility by the individual in fitting in with any current (not detailed) or future initiatives the department/firm consider appropriate for the role. Main Responsibilities
- Issuing of plot sale paperwork to include relevant missives/settlements required to deal with plot reservation/completions.
- Dealing with pre contract enquiries
- Preparation of relevant completion statements
- Completion Procedures
- Dealing with Land Registry of Scotland
- Registration procedures
- Preparing documentation dealing with missives/settlements of part exchange/chain break property
- Online tax returns
- Use of Land Registry online
- Procurement of conveyancing searches
- Dealing with incoming phone calls
- Opening of files and inception new files
- Closing of files to include investigation of outstanding balances
- Dead file requests
- Preparation of indents for accounts completion packs
- Use of Word/Excel for production of spreadsheets and reports General:
- To provide a quality and accurate service to our clients
- To establish and manage our clients' expectations
- Required attendance at Team Briefings
- Willingness to participate in training/self-development/the obtaining of relevant qualifications
- Attend courses/seminars when required and outside of office hours if necessary
- Be capable of managing own caseload without administrative support (where any support is absent or seconded to others)
- Participate in a "buddy" system to provide cover for absent colleagues
