Development Manager - London, E3
We’re seeking a passionate and proactive Residential Development Manager to lead the mobilisation of a brand-new, state-of-the-art residential scheme. This is an exciting opportunity to work alongside one of the UK’s leading developers and play a pivotal role in shaping an iconic new community from the ground up.
This landmark development will comprise approximately 1,500 residential units, complemented by commercial spaces and a range of high-quality amenities. Delivered in phases over a 10-year period, the first 300 homes are set for completion within the first year. We are looking for the successful candidate to come on board later this year, ahead of the first resident move-ins expected in November/December 2025.

- Salary: £60,000-£65,000
- Hours: Monday to Friday 8am-5pm
The Role
Joining ahead of the first completions, you’ll play a key role in preparing the site for occupancy while taking full responsibility for the ongoing day-to-day management of the estate.
- Support the final stages of mobilisation, helping to ensure the development is ready for its first residents.
- Manage and support the on-site team.
- Oversee planned and reactive maintenance, including contractor relationships.
- Ensure communal areas are presented to the highest standard.
- Deliver excellent customer service to residents and visitors alike.
What You’ll Do
1. Building Management
- Conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
- Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
- Coordinate planned maintenance, ensuring timely execution to required standards.
- Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
- Conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
- Handle refuse management, ensuring cleanliness and accessibility of bin stores.
- Monitor parking compliance and address related issues.
- Provide input for budgets, residents’ meetings, and communication with directors.
2. Maintenance & Repairs
- Arrange and follow up on reactive and planned maintenance.
- Carry out minor repairs such as replacing bulbs, adjusting doors, and other small tasks.
- Coordinate and follow up on emergency repairs.
3. Resident Services
- Manage front-of-house services, including parcel and key handling.
- Issue and monitor licences for pets, alterations, and subletting.
- Welcome new residents, introduce house rules, and provide a visible on-site presence.
- Oversee tenant move-ins and move-outs, minimising disruption and damage to communal areas.
4. Team Management
- Lead, mentor, and support on-site staff, ensuring they have the tools and training to excel.
- Manage staff rotas, holidays, and appraisals to maximise team efficiency.
- Enforce policies and procedures, ensuring consistency and compliance.
What You’ll Bring
Experience
- Proven experience managing prestigious residential developments or similar environments such as hospitality or armed forces.
- Strong leadership skills, with experience mentoring and developing teams.
- Contractor management expertise, including assessing and approving works.
- Financial management experience (desirable).
Skills
- Exceptional time management and task prioritisation.
- Outstanding communication skills, both written and verbal.
- Proficient in Microsoft Office (Excel, Word, Outlook).

What You Need
- Experience in mobilising a brand new site is preferred but not essential.
- Eligibility to work in the UK.
- A good standard of education (essential).
- Full, clean driving licence (preferred but not essential).
