Quantity Surveyor
Quantity Surveyor Purpose of Role
- We are seeking an experienced and driven Quantity Surveyor with additional project management experience to join our growing team.
- The successful candidate will play a key role in the financial and operational management of high-end residential refurbishment projects in prime central London.
- This is a pivotal position working on a variety of investment and private client residential development projects, where your expertise will directly influence project profitability, programme adherence, and client satisfaction.
- Conduct high-level cost assessments to support early-stage decision-making.
- Analyse site, planning, and logistical constraints affecting project viability.
- Use benchmarking and historic data to inform realistic budgeting.
- Recommend value engineering options to maximise client value.
- Perform accurate quantity take-offs and produce detailed cost estimates.
- Build and maintain comprehensive Bills of Quantities and cost plans.
- Update estimates and track variations throughout project delivery.
- Present cost reports and support commercial decision-making with stakeholders.
- Prepare and issue complete tender packages with clear scopes and pricing schedules.
- Evaluate tenders, conduct commercial comparisons, and recommend awards.
- Lead negotiation meetings with suppliers to secure best-value procurement.
- Maintain procurement schedules and documentation to support programme delivery.
- Maintain thorough records of the tender process for audit and quality assurance.
- Draft and manage JCT and bespoke contracts aligned with project and legal requirements.
- Monitor compliance and administer payments, variations, and final accounts.
- Ensure enforceable contract terms to protect commercial interests.
- Monitor compliance with contractual obligations throughout the project.
- Administer interim payments, change orders, final accounts, and retention releases.
- Liaise with legal advisors for complex or escalated contractual matters.
- Identify and assess commercial, programme, and procurement risks.
- Implement mitigation strategies and maintain project risk registers.
- Provide early warnings and contingency planning for key risks.
- Monitor financial exposure and highlight critical issues to stakeholders.
- Manage and resolve disputes, ensuring well-documented claims and responses.
- Facilitate negotiation or mediation processes, escalating where required.
- Deliver regular cost reports, forecasts, and financial updates to stakeholders.
- Track commercial performance and ensure timely completion of reporting tasks.
- Strong analytical and numerical skills with high attention to detail.
- Excellent written and verbal communication skills for client and team liaison.
- Competent in Microsoft Office Suite, especially Excel, and quantity surveying software (e.g. Bluebeam, CostX, or similar).
- Effective negotiation and dispute resolution capabilities.
- Organised, proactive, and able to manage multiple projects concurrently.
- Comfortable working independently in a dynamic, fast-paced environment.
- Minimum of 7 years’ experience as a Quantity Surveyor, with at least 2 years in a hybrid or full Project Management role.
- Proven track record in residential refurbishment projects, preferably in prime central London, from inception to completion.
- In-depth knowledge of JCT contracts and UK construction law.
- Experience working with small to medium construction firms is desirable.
- Degree in Quantity Surveying, Construction Management, or a related field.
- RICS membership or working toward accreditation is a strong advantage
